Zero Down Payment: USDA Home Loan Offers 100% Financing

Saving up enough for a down payment is one of the biggest obstacles for people who want to buy a new home. You might be surprised to know that you don’t need 20% down. You might even be eligible for zero down payment. The USDA home loan offers 100% financing, and many of Riverside Homebuilders’ homes and communities qualify for this mortgage program!

The U.S. Department of Agriculture established the Single-Family Housing Guaranteed Loan Program (also known as a “Section 502” loan) to affordably purchase a quality home in a rural area. That doesn’t mean you have to move way out in the country. The USDA has established realistic qualifications for defining a rural area. In fact, “semi-rural” is also eligible. The USDA reviews cities and towns and looks for population density, usually 20,000 residents or less, but slightly larger areas are also included.   • Zero down payment is required.
  • Interest rates are usually below the current market average.
  • Mortgage insurance is lower than other programs that require less than 20% down payment, including FHA and VA loans.
  • Closing costs might be able to be rolled into the loan.

  • New construction homes are eligible for USDA loans.
